G & N Construction has two individual condominium units on the NW side of Pierre right along the Missouri River. One unit is 2,800 total square feet with a two car garage. The other unit is 3,400 total square feet with a three car garage. Both units have a full basement with a riverside walkout.

Floor Plans: 135 River View Dr and 139 River View Dr
Specifications: Main walls of the structure will be ICF construction of 8" dimension with 2½" dense foam insulation on both sides for an R-30 insulation factor. This construction provides a four-hour fire rating between units. There are 24" free span floor trusses with commercial Top-notch 7/8" subfloors. The trusses free span through the living space. All concrete will be minimum 3,500 pound compression strength and will have #4 reinforcing bar (rebar) two feet on center which exceeds IBC building code requirements. The exterior will be finished with maintenance free products with fifty-year transferable warranties.
These estimates are based on quotations from suppliers and mechanical subcontractors for an above average, custom interior. Additions such as marble or granite countertops and ceramic and stone tile will add to the base estimates.
The free span floor and roof systems allow buyers to pick from our selection of interior designs or have our draftsman design a floor plan to their own specifications. The final cost may be higher or lower than our estimates.
